We at IPEX focus on the individual client and work to meet their objectives. We believe in the counseling process to make sure we fully understand our client’s needs and objectives. We are different than the typical real estate firm that takes on many properties and clients at one time and gets paid by closing only a small portion of their listings. We wish to be selective and make a commitment that we will accept only a limited number of clients at any one time so that we have the time to focus our expertise and resources on each project to its successful completion.

  • Marketed a Cherry County, Nebraska 25,000 acre ranch which required six exchanges in process.















  • Listed a large Nebraska farm with 27 center pivot irrigation systems and sold to Florida buyer.















  • Located Office Buildings in Waco and Abilene, Texas for a client from San Diego and acquired for $2.65 million to complete an IRC 1031 exchange.















  • Assisted a client in building a new theater in Kearney, Nebraska which required redevelopment of an RV park. IPEX secured tax increment financing and negotiated with the city and obtained multiple fire easements.















  • Determined alternatives and purchased land for a new Kearney park for Omaha donors. Now Yanney Park is one of the finest community parks in the country.















  • Marketed a large irrigated farm in Scottsbluff, Nebraska by exchanging it to a Church for donated parcels around the U.S., plus cash. The transaction met the needs of the buyer and the seller. The buyer converted the miscellaneous properties to cash flow and the seller obtained a phased retirement and improved the tax consequences of the sale.















  • Sold a 32,000 square foot warehouse. IPEX worked with other 1031 exchange experts to allow one party to secure cash and mortgages for their equity and a second investor to acquire replacement property in Tyler, Texas.















  • Acquired land for new Country Inns & Suites and located a joint venture partner for the project to assist the client’s needs.















  • Represented California buyers in a purchase of operating the largest dairy in South Dakota (2,900 cows)















  • Acquired and developed Interstate 80 site for Ruby Tuesday’s, Microtel and Suite plus a new convenience store.















  • Located investors with expertise to rehab a 103 room Days Inn through an exchange for some Houston, Texas condo’s that after resale netted the seller substantially more than market cash sale options.















  • Worked with an approved Culver’s franchise to obtain investors to complete the build. IPEX developed the business plan, wrote the lease structure and acquired investor financing.
